As a maker of house signs it never ceases to amaze me at how few home owners consider the importance of having a decent house sign on their homes. We are told that first impressions are the most important, well consider this, the first thing a new visitor to your home will probably see will be your house sign.


Take a walk down any street and you will see a remarkable variety of house signs and what I can only describe as non house signs.

I recently wandered through my village taking note of the house signs adorning the various properties. It is a small fairly prosperous place, the houses for the most part reflect this. They are on average well maintained and most have well cared for gardens showing every sign of having reasonably house proud owners.


However, the number of homes with frankly, tatty house signs is astonishing!

I saw house signs made of plywood and written with felt tip, old wooden signs so worn and sad they were unreadable, a house name painted on a concrete building block in a very shaky hand! One cast resin sign had some of its letters missing and one, with the name of a farm written on cardboard! Fully half of the houses in the village have signs that in no way reflects the quality of the properties.


Our village is not unusual. The sad fact is that many home owners just don’t consider a house sign as being important. This is poor thinking for many reasons. Let us for the moment put aside the aesthetic reasons and consider the practical downside.


We are all doing more of our shopping on the internet, these goods have to be delivered, your local postman knows his route and will usually deliver to the right address no matter what the state of the house sign but drivers for private delivery firms and even Parcelforce often spend hours every day trying to find badly signed houses in long roads.


This is not only inconvenient, its harming the environment! The extra fuel burned driving up and down and the hot air generated by all the foul language must be punching great holes in the ozone layer!


Also if ever you have the misfortune to call for one of the emergency services you will be less than pleased if the paramedics can’t find you with the defibrillator, or the burglar escapes before the police can find your house!


The aesthetic reasons are also pretty compelling, you may have spent thousands on improving and decorating your home, you have maintained the exterior of your property and paid that landscape gardener a small fortune to remodel your estate.

Now look at your house sign, does it really reflect the love and hard work you have put into your home? If not it may be time to consider a new house sign.


You do not have to pay vast fortunes for a suitable house sign.The main thing is to choose a design of the house sign that suits the quality and the style of your home.


There are plenty of sites on the internet selling house signs.Try to focus in on the style or material you would prefer for your house sign and narrow the field by doing a focused search on a search engine.


Browsing these sites and taking the time to choose a house sign that will enhance the selling of your house will be time well spent.

The sales contract will be a critical document used during the sale of your house.

Once you have received an acceptable offer from a buyer, the two of you will then sign a for sale by owner sales contract agreeing to the offer.

Generic for sale by owner sales contracts can be purchased from a major office supply store like Office Depot, Office Max, or Staples.

If you are using a real estate attorney, he or she can also put together a for sale by owner sales contract for you. Understanding the sales contract is essential for a successful real estate deal.

Essentially, the purpose of the for sale by owner sales contract is to outline key pieces of information from the housing transaction. These are: the property that is being sold, the name of the buyer, the name of the seller, the amount the buyer will pay, and the date that the title and money will be exchanged.

At first look, a for sale by owner sales contract appears to be a complex document. If you understand each section singly, the document as a whole will make more sense.

In the first section of the for sale by owner sales contract, there will be a legal description and physical address of your property. The legal description gives the country government a way to identify your property in the event that the street address changes. The legal description of your property will always be the same.

The next section covers the purchase price of the home and the method in which the buyer will be purchasing the home. Most often, a mortgage loan is the method of payment. This section details out the amount of the down payment, earnest money deposit, and mortgage loan amount. The name of the escrow agent who will hold the earnest money deposit is also listed.

Many of the pages in the for sale by owner sales contract are contingencies that basically ask a series of what if questions. In the event that a contingency occurs, the buyer and seller can refer to the sales contract to determine what action, if any, should be taken.

Inspections that the buyer can request are also included in the for sale by owner sales contract. There are usually three clauses for inspections – one for general inspection, one for roof inspection, and one for termite inspection. The clauses stipulate that the seller has to pay to repair any items that fail inspection. The buyer and seller can also agree to the property being sold “as is.” This eliminates the need for inspections or repairs.

The closing date is documented in the for sale by owner sales contract. This date is usually from 30 to 45 days after the sales contract has been signed. It can be longer to give you time to move.

If there is any part of the for sale by owner sales contract that you do not understand, you can review it with a real estate attorney to get clarification. You should not sign the for sale by owner sales contract if you do not agree with the terms or do not completely understand what you are agreeing to.

The do it yourself method is also known as for sale by owner. As with anything that requires professional assistance, selling your home with the aid of a realtor is going to cost you. On the flip side however, selling your home for sale by owner can also cost you, but not as much.

The choice comes down to the question of what you would most like to save, time or money.

If utilizing a realtor you will save yourself some time but not necessarily loads of time because there is a level of involvement that you must maintain in order to pick out the best deal for your specific situation. If selling your home for sale by owner, you will indeed save yourself loads of money because the only thing you are paying for out of pocket is the cost of your advertisement methods.

Selling your home through a realtor can be not only an expensive method but also a difficult selection process when trying to decide which real estate agency to go through. Once this decision is made, you must now work with the realtor to negotiate your terms and conditions for the sale of your home.

The realtor is paid according to the final selling price of your home. A commission of anywhere from 1 to 3 percent is charged at the closing. Buyers
Pick a developing area. You can scientifically predict which areas are boom towns or not by reading the business pages.

Learn the real estate market in the area you picked. You need to develop a thorough knowledge of what properties are available and the going rates for houses. Be ready to make an offer in the shortest time possible.

Get rid of all unnecessary clutter and personal souvenir! Buyers want to see the home as they would live in it and not as you live in it!

Give your home a fresh coat of paint inside and out. Painting your home is one of the most important and inexpensive investment you can make to maximize your sale price.

Real estate is slowly becoming a rewarding investment, more rewarding in fact than stocks and bonds because they have not been performing as in the past.

On the other hand, real estate investment is performing beyond expectations because of its appreciation and due to demographic factors.

Analysts have been claiming that the real estate boom will fizzle out but that was 4 years ago and the market continues to improve due to demographic factors, lower loan interest rates and easier mortgage requirements!

Knowing what these responsibilities are is very important if you want to be a success. One area that a lot of people usually forget about is the open houses that they must conduct.

Of course, as a real estate agent you will not have to do these open houses every day of the week, but they will be a regular part of your schedule.

The good thing is that open houses are not bad. In fact, if you make them work to your advantage they can be a lot of fun.

So what is an open house?

Generally speaking, this is when you open the doors to a home you are selling for a specified period of time so that anybody and everybody can take a look. As a real estate agent you will have plenty of things to do at the open house, so do not get caught thinking that you can just sit around and let people in the front door.

Your biggest responsibility will be to show anybody who is interested the entire home.

As the real estate agent you are supposed to know everything about the home, and if you do a good job showing it you may be able to make yourself a sale on the spot.

Of course this does not happen often, but the better you become at guiding people through an open house the more sales that you will make.

The seller of a home usually does not have a lot to do with the open house. They will evacuate the premises before people arrive, and also make sure that the home is clean. But as the real estate agent it is your job to take care of the rest.

In addition to showing the home you may also want to hand out detailed information sheets, or anything else that potential buyers may find interesting. Every little bit of work helps when it comes to trying to sell a home.

Overall, real estate agents must become familiar with what it takes to run a quality open house.

If you put the time into learning the ins and outs of this event you will undoubtedly make things much easier on yourself. And all in all, that is what you are trying to do, right?
