As a maker of house signs it never ceases to amaze me at how few home owners consider the importance of having a decent house sign on their homes. We are told that first impressions are the most important, well consider this, the first thing a new visitor to your home will probably see will be your house sign.
Take a walk down any street and you will see a remarkable variety of house signs and what I can only describe as non house signs.
I recently wandered through my village taking note of the house signs adorning the various properties. It is a small fairly prosperous place, the houses for the most part reflect this. They are on average well maintained and most have well cared for gardens showing every sign of having reasonably house proud owners.
However, the number of homes with frankly, tatty house signs is astonishing!
I saw house signs made of plywood and written with felt tip, old wooden signs so worn and sad they were unreadable, a house name painted on a concrete building block in a very shaky hand! One cast resin sign had some of its letters missing and one, with the name of a farm written on cardboard! Fully half of the houses in the village have signs that in no way reflects the quality of the properties.
Our village is not unusual. The sad fact is that many home owners just don’t consider a house sign as being important. This is poor thinking for many reasons. Let us for the moment put aside the aesthetic reasons and consider the practical downside.
We are all doing more of our shopping on the internet, these goods have to be delivered, your local postman knows his route and will usually deliver to the right address no matter what the state of the house sign but drivers for private delivery firms and even Parcelforce often spend hours every day trying to find badly signed houses in long roads.
This is not only inconvenient, its harming the environment! The extra fuel burned driving up and down and the hot air generated by all the foul language must be punching great holes in the ozone layer!
Also if ever you have the misfortune to call for one of the emergency services you will be less than pleased if the paramedics can’t find you with the defibrillator, or the burglar escapes before the police can find your house!
The aesthetic reasons are also pretty compelling, you may have spent thousands on improving and decorating your home, you have maintained the exterior of your property and paid that landscape gardener a small fortune to remodel your estate.
Now look at your house sign, does it really reflect the love and hard work you have put into your home? If not it may be time to consider a new house sign.
You do not have to pay vast fortunes for a suitable house sign.The main thing is to choose a design of the house sign that suits the quality and the style of your home.

Essentially, the purpose of the for sale by owner sales contract is to outline key pieces of information from the housing transaction. These are: the property that is being sold, the name of the buyer, the name of the seller, the amount the buyer will pay, and the date that the title and money will be exchanged.
At first look, a for sale by owner sales contract appears to be a complex document. If you understand each section singly, the document as a whole will make more sense.
In the first section of the for sale by owner sales contract, there will be a legal description and physical address of your property. The legal description gives the country government a way to identify your property in the event that the street address changes. The legal description of your property will always be the same.
The next section covers the purchase price of the home and the method in which the buyer will be purchasing the home. Most often, a mortgage loan is the method of payment. Of course, as a real estate agent you will not have to do these open houses every day of the week, but they will be a regular part of your schedule.
The good thing is that open houses are not bad. In fact, if you make them work to your advantage they can be a lot of fun.
So what is an open house?
Generally speaking, this is when you open the doors to a home you are selling for a specified period of time so that anybody and everybody can take a look. As a real estate agent you will have plenty of things to do at the open house, so do not get caught thinking that you can just sit around and let people in the front door.
Your biggest responsibility will be to show anybody who is interested the entire home.
As the real estate agent you are supposed to know everything about the home, and if you do a good job showing it you may be able to make yourself a sale on the spot.
Of course this does not happen often, but the better you become at guiding people through an open house the more sales that you will make.
The seller of a home usually does not have a lot to do with the open house. They will evacuate the premises before people arrive, and also make sure that the home is clean. But as the real estate agent it is your job to take care of the rest.
In addition to showing the home you may also want to hand out detailed information sheets, or anything else that potential buyers may find interesting. Every little bit of work helps when it comes to trying to sell a home.
Overall, real estate agents must become familiar with what it takes to run a quality open house.

When advertising your home for sale by owner, you will undoubtedly come into contact with a variety of people.

You may come into contact with people of different ethnic groups or nationalities, people of different race, or even people with disabilities or handicaps. Situations can arise where discrimination against different types of people can be a violation of law, particularly regarding housing.
Most types of housing are covered under these laws with the exception of those dwellings that operate under shelter laws, for example exclusively for battered women or for the hearing impaired.
Under the Fair Housing Laws, it is illegal to, based on someone’s color, creed, nationality, sexual orientation, handicap, etc… refuse to sell or to rent housing; refuse to negotiate for housing arrangements; make housing unavailable; deny a dwelling; set different terms, conditions or privileges for sale or rental of a dwelling; provide differing housing services; claim falsely that housing is not available for rent, sale, or inspection; persuade owners to sell or rent (this is known as “blockbusting”); or deny access to membership in a service and / or membership related to the sale or rental of housing. All of the above, if violated, will result in prosecution and criminal charges being brought against the violator. The same, or similar criteria exist for mortgage lending for the purchase of a home.
There exist clauses in the laws that state it is illegal to threaten or coerce, to intimidate or interfere with anyone exercising a fair housing right.
Also, you may not advertise or in any other way make any statement that indicates a limitation or preference based on race, color, national origin, religion, handicap, etc… This prohibition against discriminatory advertising applies to single-family as well as owner-occupied homes that are otherwise exempt from the Fair Housing Act.
Housing discrimination is not always characterized by the slamming of the door in someone’s face or a bigoted remark being hurled at a potential homebuyer.
However, it can be just as ugly and just as hurtful to the would-be buyer. Even without this as deterrence from the act, it is against the law. As a seller, it is important to treat each and every person interested in your home with dignity and respect.
It helps to think of everyone as being a member of the human race instead of seeing them as being undesirable if they do not look like you.
With the legislation that exists, it is best to conduct the sale of your home in a business-like manner and treat the transaction with all seriousness and gravity without allowing personal preferences to interfere, as this is counter-productive to the ultimate goal: the sale of your home.
Your newspaper as well as other advertisements should be directed to the general public with the only descriptive language used being the language that describes your house alone. You must describe the demographic of your neighborhood and especially do not describe what “type” of person you would like to become interested in your house.
If these guidelines are followed, there should be only the technical difficulties of closing the transaction rather than the complex ones dealing with offensive and discriminatory practice.
