The do it yourself method is also known as for sale by owner. As with anything that requires professional assistance, selling your home with the aid of a realtor is going to cost you. On the flip side however, selling your home for sale by owner can also cost you, but not as much.

The choice comes down to the question of what you would most like to save, time or money.

If utilizing a realtor you will save yourself some time but not necessarily loads of time because there is a level of involvement that you must maintain in order to pick out the best deal for your specific situation. Buyers

Real estate is slowly becoming a rewarding investment, more rewarding in fact than stocks and bonds because they have not been performing as in the past.

On the other hand, real estate investment is performing beyond expectations because of its appreciation and due to demographic factors.

Analysts have been claiming that the real estate boom will fizzle out but that was 4 years ago and the market continues to improve due to demographic factors, lower loan interest rates and easier mortgage requirements!

When advertising your home for sale by owner, you will undoubtedly come into contact with a variety of people.

You may come into contact with people of different ethnic groups or nationalities, people of different race, or even people with disabilities or handicaps. Situations can arise where discrimination against different types of people can be a violation of law, particularly regarding housing.

Most types of housing are covered under these laws with the exception of those dwellings that operate under shelter laws, for example exclusively for battered women or for the hearing impaired.

Under the Fair Housing Laws, it is illegal to, based on someone’s color, creed, nationality, sexual orientation, handicap, etc… refuse to sell or to rent housing; refuse to negotiate for housing arrangements; make housing unavailable; deny a dwelling; set different terms, conditions or privileges for sale or rental of a dwelling; provide differing housing services; claim falsely that housing is not available for rent, sale, or inspection; persuade owners to sell or rent (this is known as “blockbusting”); or deny access to membership in a service and / or membership related to the sale or rental of housing. All of the above, if violated, will result in prosecution and criminal charges being brought against the violator. The same, or similar criteria exist for mortgage lending for the purchase of a home.

There exist clauses in the laws that state it is illegal to threaten or coerce, to intimidate or interfere with anyone exercising a fair housing right.

Also, you may not advertise or in any other way make any statement that indicates a limitation or preference based on race, color, national origin, religion, handicap, etc… This prohibition against discriminatory advertising applies to single-family as well as owner-occupied homes that are otherwise exempt from the Fair Housing Act.

Housing discrimination is not always characterized by the slamming of the door in someone’s face or a bigoted remark being hurled at a potential homebuyer.

However, it can be just as ugly and just as hurtful to the would-be buyer. Even without this as deterrence from the act, it is against the law. As a seller, it is important to treat each and every person interested in your home with dignity and respect.

It helps to think of everyone as being a member of the human race instead of seeing them as being undesirable if they do not look like you.

With the legislation that exists, it is best to conduct the sale of your home in a business-like manner and treat the transaction with all seriousness and gravity without allowing personal preferences to interfere, as this is counter-productive to the ultimate goal: the sale of your home.

Your newspaper as well as other advertisements should be directed to the general public with the only descriptive language used being the language that describes your house alone. You must describe the demographic of your neighborhood and especially do not describe what “type” of person you would like to become interested in your house.

If these guidelines are followed, there should be only the technical difficulties of closing the transaction rather than the complex ones dealing with offensive and discriminatory practice.

Nearly 80% of those who bought a house last year started their search online. If you’re selling your own home, an online For Sale By Owner (FSBO) site is nearly a must. According to realtors, most people who browse FSBO sites will view at least one house that they first saw online – and about half will purchase a home that they found in an online selling your own home web site. Knowing that, how can you not take advantage of all the new selling techniques available to those who are selling their own homes?


What sort of selling techniques are available to you if you’re selling your own home online? Depending on the site, you can literally have a 24/7 open house – without ever opening your front door. With photographs, multiple listings, virtual tours and floor plans, you can literally allow prospective buyers to tour your house without ever leaving their own homes.


There are several different ways to go about selling your own home through an online FSBO web site. Your best option is to contract with a local real estate agent for a flat fee listing, which will give you the right to post your home on a multiple listing service. With a flat fee listing, you pay a local realtor a flat fee of a few hundred dollars for the single service of listing your home with the Multiple Listing Service. Once your home is listed, you can post it on MLS web sites where it will be seen by hundreds of real estate agents and thousands of prospective buyers.


Another way that you can get your house listed on an MLS site is by contracting with a real estate agent with an Exclusive Sale Contract. You agree to pay that agent 2-3% commission if any realtor sells your house during the time that it is listed through him – but reserve the right to sell the house yourself without paying any commission. Again, your main aim, since you’re selling your own home, is to get the house listed on a multiple listing site.


There are also a number of FSBO sites that will allow you to list your home on their sites for a fee. Shop around for the best deal – they range in price from a single flat fee to a 2% commission when you sell your house.


Tips for Selling Your Own Home Online


- Upload at least one picture of your house that shows it in its best light. If you can, have the photograph taken by a professional photographer.


- Has your home got a gorgeous fireplace? A great view of the city? Make sure that you get a photo of that posted – the best way to sell your own home online is to make it look its best.


- Give buyers the info they want to know. Put information about the school system, the neighborhood, the local stores into your online ad. The more they know, the more likely it is that they’ll be ready to buy when they come looking.


- If your home is priced in the high ranges, consider investing in a virtual home tour so that prospective buyers can get a full tour of your home online and fall in love with it before they see it.


- Use your listing page to print out flyers that include the photographs and descriptions, and post them locally.
